Location - the best, right in the middle of Royal Mile for us and also close to Waverly Station. We had no issue pulling our 2 medium sized and one cabin trolleys all the way to station. Don't have to go thru much cobblestone surface to the station. mainly on pedestrian walkway.

Edinburgh is just AMAZING!
Edinburgh is just AMAZING! One of the most beautiful cities I have ever been. It is just great! I cannot even name everything ... old town, new town, castle, museums, parks, beach, pubs, ... I loved everything, except Leith. That is ugly and boring. Save your time and do something else. I can recommend Cramond beach and the River Almond Walkway, especially if you need a break from the city and like nature. Lauristan castle is also nearby.
You can explore Edinburgh walking or by bus. The bus network is good and very easy to use.

Very nice place. Cultural and rich in history. Weather was good although there was rain when we reached. But next day we enjoyed strolling at Royal mile. Visited the Edinburg castle and various other historical monuments. Road side bars were too good and very reasonable prices. Enjoyed our 3 day stay. Will come back again

On my visit in May 2024, by car, traffic congestion seemed to have increased since my previous visits. Extra journey time may need to factored in for reaching your destination in or around the city. Once there, walking instead of driving made things easier in some respects, and it remains a beautiful place to be.

Edinburgh is a beautiful city and is a must see and do for discerning travellers. So much interesting history, beautiful architecture and very walkable city that makes your visit a delight.
Make sure that you allow at least 5 days here if you love immersive tourism and getting to know your destination by walking around.
Newly renovated, nicely furnished, friendly guest house. Ian and David were welcoming, available, and helpful, with excellent tips and pointers on Edinburgh in general and the local area in particular. Breakfast was very good ("Lorne sausage" is an acquired taste, but it was not compulsory). The fresh bread at breakfast (baked in-house by Ian) is a lovely touch!
Location is decent for access to the Old Town, with a very pleasant 15-20 minute walk to the Royal Mile. The regular buses cut that time in half.
This is a very safe and beautiful location across from a major park in Edinburgh.
One of the big advantages you get with his hotel is the knowledge of the host. He has outstanding recommendations and will help you in anyway possible. I was particularly pleased that he switched my room after checking in. This is one of the better value hotels I have been joyed and my trip to Ireland and Scotland. The rooms are a bit small but Everything else is truly delightful.
Pretty much perfect location as it’s in the middle of new town and old town , and right infront of the rail station. It also has a shortcut path to take you directly from the hotel to the Royal mile in about 20 seconds lol. It was perfect, you really can’t get a better location. Also they had so many amenities like an espresso machine and the fluffiest sheets ever. I was extremely happy and comfortable here. If I return to Edinburgh I will only stay here.
Liam the deputy manager was like a little oracle! Amazingly helpful, friendly and so knowledgeable on everything to do with the hotel and Edinburgh. Super sized beds that are comfy and all the staff including the housekeeping, went over and above to make you feel welcome. The welcome drinks on arrival are a lovely touch too. Taxi's regularly stop outside making it easy to get into the city centre. Great restaurants nearby too.
We came from Glasgow by bus stopping in front of the Hotel. Reaching Edinburgh city centre is easy (20 min) with many busses stopping in front of the hotel. Very easy to reach Edinburgh Airport by Bus (15 min) or Taxi for early morning flights
Room very nice and comfortable. Pup/Resaurant very good and cheap, with menus includin alcoholic/non alcoholic beverages.
The room was quiet despite the hotel being really busy. The location suited us as central Edinburgh is not a good place to have a car and bus travel to/from the city centre was efficient and reasonably priced (even running late into the evening). For those who prefer taxis we noted a steady stream arriving/departing with other guests.

The location is perfect, in city centre, in walking distance to both the Old Town and the New Town, and this hotel is great value for money. I was worried that the room might be noisy because of the location, but we were in the new part of the hotel and it was very quiet. It was also very clean and comfortable.

The hotel was not clean floors dirty and as for the location was too far from Edinburgh it said in its location was 10 mins to the city centre not in walking more like 35 mins which is not good as Edinburgh is all hills this probably reflected in the price, staff not great but wouldn't recommend it at all
This hotel in located in Royal Mile of Edinburgh. The best location. If you walk ride you will reach Holyrood palace, if you walk left side you will reach Edinburgh castle. Entire road surrounded with restaurants, pubs and shopping places. Calton hill is only 10 min walkable distance. One word just super.

The hotel is located at walking distance from Edinburgh Waverley station and close to the city centre and the Royal Mile. The room was clean and various amenities (coffee, biscuits, bottled water, as well as socket adapters) were provided by the hotel.
